From the beginning, the vision of the master-planned community has been about more than constructing homes. It’s been about creating a place where people can step outside and immediately feel connected to the Hill Country.
“[Development was always about] trying to maintain as much of the natural grade and topography as we could, and we were able to capture that in the design,” developer Grant Rollo said. “We [also] have builders that ... very much understand the vision of [Lariat].”
Located across a landscape of sloping hills, mature trees and quiet pockets of green, Lariat carries a natural stillness that invites residents to slow down and reconnect with simpler days.
As Phase 2 progresses, that concept is driving a new wave of homes, amenities and pathways. Here’s a look at new additions, plus what’s next at Lariat.
Current and upcoming larger homesites draw strong interest
The newest release of 70- and 80-foot homesites has been a standout early in Phase 2. They offer something distinct: elevated views across the countryside and access to highly regarded builders, including Highland Homes, Coventry Homes and Drees Custom Homes.
Rollo said the reception has exceeded expectations, with potential buyers responding very positively.
A significant milestone ahead is the release of a new hilltop section featuring 80-foot homesites. The project goes out to bid late December, with groundbreaking expected in late February or early March. Homesites are projected for delivery in September or October 2026.

Opening fall 2026: a new elementary school rises at Lariat’s center
One of the most anticipated additions is Liberty Hill ISD’s new elementary campus, Lariat Trails, located inside the community. Construction is on track to finish in spring 2026, with the district outfitting the building through the summer ahead of its fall opening.
The county is also designing an extension of CR 214 to SH 183, which will provide faster, more direct access in both directions. Rollo said the extension is currently in design, and the improved mobility will support both current homeowners and the growing population north of the river that the new school will also serve.
Ongoing expansion: trails, parks and a growing roster of outdoor amenities
Instead of a single central amenity, Lariat’s amenity network encourages families to explore, gather and stay active right inside their own neighborhood.
Lariat’s trails connecting to the river and fishing pier are complete. The sidewalks and decomposed granite trails surrounding the community are nearing completion. Pocket parks continue to open, including a toddler-focused space, with more on the horizon.
A surprise community favorite has been the disc golf course; the fishing pier and trails have maintained their popularity.
“You can see many families outside within the neighborhood, and they don’t have to drive anywhere,” Rollo said. “It speaks volumes to why people choose to live in Lariat.”

The Corral, the community’s dedicated sports complex, is in design now and scheduled to start construction in February 2026. The complex will feature pickleball and basketball courts and will ideally be delivered by summer 2026, just in time for warm-weather activity.
Rollo said this amenity will amplify what residents already love: multiple destinations within walking distance.
In design: a new kind of neighborhood marketplace
Beyond residential development, Lariat is also laying early groundwork for a future commercial district. The area is still in conceptual design, but it is envisioned as a destination offering everyday conveniences such as coffee, dining and neighborhood services. Early discussions involve recognizable Austin-based groups.
The goal is not another generic strip center, but a curated extension of Lariat’s identity. It will be a place where homeowners can grab coffee, pick up essentials or share a meal without having to drive into town, making Lariat not just a place to live, but a place to stay.
All model homes for Phase 2 builders, including Tri Pointe Homes, Coventry Homes, Highland Homes, Drees Homes and Castlerock Communities are now open and actively selling.
