A new lifestyle community for those who are 55 years and older will hold a grand opening at its Cinco Ranch location at 25500 Westheimer Parkway on Sept. 26.

Soléa Cinco Ranch, a 150-unit community, will include a full-time activities director to organize daily activities for residents such as group outings, wine tastings, cooking classes, book clubs and fitness classes, according to a Sparrow Partners’ press release.

“People are living healthy, active lives for longer than ever before,” said Jeff Patterson, the managing partner of project developer and owner Sparrow Partners, in a press release. “They need housing that meets their lifestyle and desire for friendships and community long after their need for extra bedrooms and yards are gone.”

Over 26% of the Katy area population is 55 or older, according to the U.S. Census Bureau.

The number of seniors is increasing as longtime residents grow older and the parents and grandparents of Katy’s younger residents move to the area to be closer to family, according to the release.

Because Soléa Cinco Ranch is not an assisted-living facility. Rent ranges from $1,110 and $2,390 per month, which falls much lower than the average cost of $3,545 for assisted living in Texas, according to the Texas Senior Guide, which has statistics and information about how senior citizens live in Texas.

“We are at the forefront of a major housing trend,” Patterson said.

Austin-based Sparrow Partners developed, built and own Soléa Cinco Ranch and Sparrow Living manage the property.

Sparrow Capital Partners developed, manage and own three similar 55-plus lifestyle communities located in Austin, San Antonio and northwest Houston, and another 16 under development in Texas, Oklahoma, North Carolina and Arizona.
