If you’re planning to install a pool, you are more so doing it for yourself. But most people don’t realize just how costly the landscaping budgets can be.

For that reason, there are many people who don't want to buy a house with a pool. If a prospective buyer doesn’t want to upkeep the area, it doesn’t add value, and, in some cases, could even take away value.

 On the other hand, there are plenty of people moving to this area who are in search for a pool.

But the way most lots are configured in Belle Meade, it’s often too tricky to install one if there is not one already. So if you own a home Belle Meade that has an existing pool, it’s a major benefit because it’s too hard to put one in now. But does it add value? How many homes for sale have pools?

According to MLS listings at the end of May, 11 out of 29 homes for sale in Belle Meade have pools installed. In the nearly 200 homes listed in Green Hills, about 30 homes feature pools.

Do pools increase my home’s value?



We looked at two neighborhoods in Belle Meade and Green Hills and when comparing homes of similar sizes, homes with pools were seeking about $100,000 more than those without. Realtors do remind home owners that features, acreage, year built and other elements can factor into a listing price and that a pool alone may not necessarily drive up the cost.


How much does it really cost to install an inground pool?

In Nashville, a building permit is required to construct or install a swimming pool. A site plan must be included in the application that will be reviewed by the Zoning staff to determine compliance. The cost to obtain a permit for a $30,000 pool is $190. The flat fee for Belle Meade is $500.

In Belle Meade homeowners will need to contact the city’s building official and present a site plan showing the pool in relation to the home and envelope. All pools must go before the Board of Zoning Appeals.

What kind of pool do I want?

When installing a pool, homeowners should take into account the cost of equipment, pool material, excavation and removal, labor, and a painted finish. Extra features like ladders, diving boards and lights can drive up the price.
