The Brentwood City Commission voted 5-2 on first reading Feb. 8 to approve the rezoning of 72 acres along Old Smyrna Road near Jones Parkway from agricultural/residential to suburban residential.
The new neighborhood, Harlan, would include 21 lots, each measuring 2 acres or more in size—above Brentwood's 1-acre minimum density requirement. The average lot size would be 2.68 acres, according to city documents.
Harlan is expected to be built by Grove Park Construction, the builder for Oman in Brentwood.
According to city staff, effects on local schools and traffic are expected to be minimal, as the neighborhood includes just 21 lots. Proposed neighborhood plans were provided to officials with Williamson County Schools, which estimated that fewer than 20 students would be added to the district's total enrollment.
The city is expected to have a second and final reading of the rezoning ordinance, after which the site plan will come before the city's zoning board for approval. A public hearing will also be held, according to the city.
