This month, we highlighted three Pearland- and Friendswood-area neighborhoods that are still building homes. Read more to learn about the progress in Pomona, Bakers Landing and Sterling Creek.



Pomona


The Pomona development near Hwy. 288 in Manvel is delivering 432 new lots in its newest section. The development is also in the midst of adding a new model home park, as it is adding a new builder, the Toll Brothers.

The development began in 2015 and will reach build-out in the next 5-7 years. The master-planned community will eventually boast resort-style pools with cabanas, a backyard park with a zipline and a new recreation center.

“[The backyard park] is what you wanted in your backyard as a kid and your parents said ‘no.’ We said, ‘yes,’” Hillwood Communities Marketing Manager Paulina Baker said.

The park and recreation center will open in October. The recreation center will consist of 6,000 square feet of air-conditioned space, a patio, fireplace, grill and a 2,200-square-foot social hall.

Lot sizes for homes start at 50 feet with the largest lot size in the 80-foot range. Home prices range from the high $200,000s to the high $600,000s.

Bakers Landing


Bakers Landing, located off Galveston Avenue in Pearland, will start opening townhomes in the community.

The development was previously made up solely of single-family houses. The development has a waitlist of over 100 for the 48 townhomes it plans on starting in July. The development still has around 14 single-family home lots as well.

The townhomes are all two stories, with three bedrooms, two-and-a-half bathrooms and a two-car garage.

There is no set pricing for the townhomes yet, but the single-family homes left begin at $297,000. The development will know the townhome costs once the model is built in July, Bakers Landing sales agent Ty Slater said.

Bakers Landing has around 200 single-family homes right now, with only around 16 left before it hits build-out. The development will reach build-out in 2020, if not in late 2019, Slater said.

The development boasts a fishing pond, a park and nature trails for residents.

Sterling Creek


Sterling Creek will reach build-out around 2026 with a total of 175 homes with 122 homes built now.

The smaller, master-planned community is building homes on a minimum of a 90-foot homesite. The homes have an average price of $700,000.

Due to the price point, the builders believe homeowners will likely prefer to build pools or belong to clubs, so the gated community does not offer any amenities, Sterling Creek developer Adam Hill said. This cuts down on the homeowners association dues significantly, Hill said.

“The HOA dues are half of anyone around us,” Hill said.

There is also an opportunity for customization in Sterling Creek. The community is a mile and a half away from several Friendswood ISD schools, including Friendswood Junior High.

The community started in 2012. According to the Houston Association of Realtors, the homes in Sterling Creek have an average of 4-5 bedrooms and 4 bathrooms.
