Businesses coming soon to new retail centers along Fry Road in Cypress A number of commercial developments are underway along Fry Road in Cypress, including one new project that broke ground in October and two others set to be completed in November.



Cypress Creek Plaza


Cypress Creek Plaza, a shopping center located at 9690 Fry Road, Cypress, is nearing completion, and businesses are expected to start opening through the end of 2016 and the beginning of 2017. The project is a partnership between Smithco Development and Cypress Creek Lakes developer Mischer Investments.


Mark Kilkenny, executive vice president of development and governmental affairs for Mischer, said he is pleased with the tenants that have signed on to the shopping center. He said three pad sites facing Fry Road will bring even more options to the area.


While fast-food restaurants Zaxby’s and Wendy’s have not yet broken ground, Chase Bank is under construction and set to open in the first quarter of 2017.


In addition to these businesses, three buildings totaling 51,000 square feet will contain restaurants, dental offices, nail salons, postal services and pet supply shops.


The developers still have between 45 and 60 acres of land adjacent to Cypress Creek Plaza set aside for future expansion, Kilkenny said.


The new development will cater to tens of thousands of homes in nearby neighborhoods, such as Cypress Creek Lakes, Bridgeland, Towne Lake, Canyon Lakes and Black Horse Ranch. An H-E-B opened near the development last year.


“The shopping center will bring more services to people so they don’t have to venture all the way up to [Hwy.] 290,” Kilkenny said.   


Developers turned over the space to tenants Aug. 18, and consumers can expect staggered openings in the coming months, Smithco officials said.



Businesses coming soon to new retail centers along Fry Road in CypressCypress Springs Plaza


Crews broke ground in October on Cypress Springs Plaza, a new shopping center coming to Fry Road at Rustic Lake Lane, just south of Longenbaugh Road. Several new businesses will open when construction is completed next spring, according to officials with developer SGRE Capital Group.


Developers are anticipating up to five tenants will sign on for the 11,750-square-foot property, which is set to be completed early in the second quarter of 2017.


“The area was chosen because we feel it is a bit underserved and very different from the type of projects you see on [FM] 529,” co-managing partner Elliot Gerstenhaber said. “Being across from the [Cypress Springs High School and Hopper Middle School], it’s a natural setting for fast-food places, doctors and dentists with a tremendous amount of traffic from parents and kids driving to school.”


Hannah Kaplan, leasing agent for the property, said while there are no confirmed tenants for the retail center yet, a Starbucks is nearing completion next door. Officials with the commercial real estate agency NAI Partners said they hope to cater to families and students in the area as the population continues to grow, she said.

The Shops at Maircopa—a 21,600-square-foot commercial development underway near Canyon Lakes West—is set to be completed Nov. 1. Five tenants have been confirmed for so far, according to officials with Hunington Properties Inc., the company handling development and leasing.


Confirmed tenants include: Marco’s Pizza, Mirabella Smiles, The Comic Vault, Keystone Tutoring and Krazy Ape Vapor.


The Comic Vault, owned by Cypress resident Matthew Crowell, is expected to open in mid-November.


“We will have new, classic and graded comic books along with toys, sports cards and memorabilia,” Crowell said. “We plan on having weekend video game tournaments, weekday story time and a discounted subscription list for new comics.”


Hunington is still working to lease out the remaining space, officials said. The developer is seeking a Mexican restaurant for a 3,000-square-foot suite, but further details on possible tenants could not be released at press time.
