Construction on 336 Marketplace—a 700,000-square-foot retail development by Fidelis Realty Partners in the Grand Central Park master-planned community—is nearing completion, and the first retailers are due to open by the end of the year.


The property is a major component of the Grand Central Park development—which is being built by the Johnson Development Corp. at the southwest corner of the South Loop 336 and I-45 intersection in Conroe.


“It is a major retail intersection,” FRP Leasing Representative Matt Brock said. “There is a lot of synergy there with the growth going on in the region, and it is accessible from the north and the south. Being alongside of Grand Central Park will work together well.”


The shopping center will include stores such as a Kroger Marketplace, Ross Dress for Less, Marshalls, Dick’s Sporting Goods and PetSmart, as well as entertainment options like a Cinemark movie theater, Brock said. He said there are additional retailers that cannot be disclosed.


The property will also include pad sites for stand-alone businesses or restaurants, such as Chick-Fil-A and Whataburger, Brock said.


“We have a very strong lineup of national tenants, and that is helping drive interest,” he said.


Kroger Marketplace is set to be the first retailer to open at the development with a planned opening in December, Brock said. The store will replace the existing Kroger grocery store near the intersection of South Loop 336 and I-45 in Conroe upon opening.


Brock said some of the small shops will follow suit and open in the first or second quarter of 2018, and the undisclosed retailer could open as early as fall 2018 or spring 2019.
