A recent sales report released by the Williamson County Association of REALTORS shows that housing sales and housing prices continue to climb in Williamson County.

Williamson County saw a 13.4 percent increase from February 2017 to February 2018 in the number of home sales. In that same time, the median price for Williamson County homes rose by 2.3 percent.

The median price of a home in Williamson County in February was $273,622. That figure is 7 percent lower than the median price of an Austin-Round Rock Metropolitan Statistical Area (MSA) home, which settled at $294,163 for February.



“Williamson County is starting off 2018 with what appears to be another record-breaking year for real estate sales in Central Texas” said Victoria Reviel, 2018 President of Williamson County Association of REALTORS in a press release Monday.

Per the report, more than 28 percent of the home listings in Williamson County were new construction. There are 944 new construction listings and 765 existing home listings across Williamson County, according to the press release. The median price for new construction homes in February was $323,499.

In Round Rock, the median price of closed home sales rose by nearly 8 percent to settle at $254,995 in February, though the percent of closed sales declined by 2.5 percent.

The vast majority–90 percent–of Round Rock’s residential sales in February were single family properties. As well, the majority of the city’s listed homes closed between $200,000 to $300,000.

Hutto saw percentage change in the number of homes sold in February 2018 compared to February 2017, but the median price of house sales rose by 2.5 percent. Similar to Round Rock, the majority of Hutto's listed homes closed between $200,000 to $300,000. Every one of Hutto's residential sales in February 2018 were single family units.

According to the report released last week, median price on home sales in the Austin-Round Rock MSA rose by 3.1 percent–more than the percentage increase in home sales prices that just Williamson County saw. The MSA enjoyed a 6 percent increase in year-over-year home sales and 87 percent of the residential properties sold in February 2018 were single family units.
