Pflugerville preps for its first horizontal mixed-use development on Pecan StreetDirt is turning along Pecan Street near SH 130 in Pflugerville as construction crews prepare land for a proposed horizontal mixed-use development, the first in the city.


Crews will extend Helios Way westward and construct a new road, Biltmore Avenue, on approximately 72 acres west of Impact Way.


The land, referred to as the Timmerman Subdivision in city documents, will feature a hotel, a restaurant, six pads designated for office use, two pads for retail, four large sites planned for office/warehouse use and multifamily housing.


Although information on occupants for areas marked for commercial use is not available, the multifamily housing project is called Commerce Place Apartments, according to preliminary site plans approved in November by the Pflugerville Parks and Recreation Department, the first step in residential development approvals in the city.


Commerce Place Apartments will sit on 12.28 acres bordered by Helios, Biltmore and Pecan. The 254-unit apartment complex sits 1/4 mile from Travis County’s Northeast Metro Park and will feature additional on-site park amenities, including a playground, dog park, sand volleyball court, bocce ball court and a washers court, according to city documents.


“The residential component with the multifamily adds to the horizontal mixed-use benefits of the overall project and affords people who are being attracted to these places of employment permanent or interim housing,” Pflugerville Assistant City Manager Trey Fletcher said.


Fletcher confirmed construction of Commerce Place Apartments is imminent, though there is no set timeline for project completion. The Pflugerville Planning and Zoning Department has final approval of development plans.
