After nearly one year in business, Cedar Park Nissan is seeking to expand its dealership lot at 2121 S. Bell Blvd.

Representatives from the car dealership appeared before Cedar Park City Council on March 22 to request a future land-use plan amendment petition of the remaining approximately 4.5 acres south of the dealership.

Mike Sullivan, a Cedar Park Nissan representative, said the dealership wishes to expand the dealership for an inventory parking area of new cars, for right now some cars are parked off-site. He said the expansion will potentially create 274 new spots.

The representatives requested that the entire 10.52 acres that make up the dealership change to a heavy commercial use in the city's future land-use map, which acts as a roadmap for future zoning decisions.

City Council Member Cobby Caputo voiced concerns about changing the lot to heavy commercial in regard to any future businesses utilizing the land use. He requested that city staff include a special-use permit disclaimer in the plan once it reaches the zoning process.

"If this is zoned heavy commercial and [Nissan] decides to sell off a chunk or move, someone else could put up a grocery store or whatever there," said Caputo. "A special-use permit would limit the use and any other future amendments."

Cedar Park City Council accepted the dealership's the petition March 22, which starts the process for the city to consider making an amendment to the future land-use plan and determines if Cedar Park Nissan can move forward with the expansion project.
