A new development in Bee Cave is expected to bring retail and restaurant properties to a 10-acre tract of land on Uplands Ridge Drive, east of the Hill Country Galleria.

During its April 28 regular meeting, Bee Cave City Council voted to change the zoning for that tract, dubbed by the city as Lot 1, Block C of the Uplands Phase 1 development, to a planned development district to be carried out in four phases.

City documents show Phase 1 will include retail and restaurant buildings on the western side of the property; Phase 2 includes water quality controls; and phases 3 and 4, which can be interchangeable, include development of another retail building as well as an assisted-living facility.

The development would be east of the H-E-B shopping center on Hwy. 71 and south of the Uplands subdivision.

Bee Cave City Planner Megan Will said the property, which has been in consideration for development since 2007, said city staff have been working to craft development standards for the property since 2017.


Terry Bray, who represents Michael Wong, owner of the 10-acre tract where the Uplands development will be, said the project complies with current city code.

"If there are additional details that staff or council feel we need to work on, we are delighted to do that," Bray said.

Council Member Kevin Hight sought clarification on possible traffic issues associated with the project, to which Will responded that a traffic impact analysis shows a traffic signal is warranted for the infrastructure along the development, but the timing of when that could come depends on guidelines set by the Texas Department of Transportation.

City Manager Clint Garza said the next step is for developers of the project to submit a site plan for the project, and there is no set deadline for when that must occur.
