Bee Cave’s Planning and Zoning Commission met Tuesday, Jan. 3, agreeing unanimously to recommend City Council approve the following two action items.

The first is a revised site plan amendment for the Canyonside subdivision located near the intersection of West Hwy. 71 and Vail Divide in Bee Cave.

Bee Cave City Council sent developer Scott Morledge back to the drawing board in November to revise the project's amenity center—already constructed—to be more in line with the site plan approved in 2015. This item was denied by Bee Cave City Council on Nov. 22, with members stating the amenity center that was constructed as well as a community overlook differed substantially from the facilities that were approved with the original site plan in 2015.

The Jan. 3 presentation included additional stonework and trees added to the amenity center, although the swimming pool—a sore spot for council members who said the pool that was built was a lap pool instead of a resort-type round pool—was not changed. A new site for the overlook was selected, but one that staff had visited and confirmed had better views than the original site.

“[The new location] certainly meets the initial intent of what was going to be there,” said Scott Morledge, president of Ash Creek Homes, the project’s developer.

About 18 certificates of occupancy have been issued for the neighborhood to date, he said.

The second is a site development plan for Lot 2 of the Falconhead Office Park located at the Gateway to Falconhead subdivision, 14425 Falconhead Blvd., Bee Cave.

This item was approved to be recommended to council but with conditions including requiring the developer to post fiscal security.

The project discussed includes only the office building phase of the project, with the neighborhood service portion currently under construction. This phase includes six buildings totaling 80,000 square feet to be used as professional and medical office space. Four of these buildings will be single-story, and the other two buildings will be three-story. The lower level of these two buildings will include a parking garage.

The project’s architect, Mac Holder, said his design includes a courtyard between the buildings.

Bee Cave City Council is slated to meet at 6 p.m. on Jan. 10 at City Hall, 4000 Galleria Parkway, Bee Cave.
