Developers Haythem Dawlett, founder and principal of Legend Communities, and Tommy Tucker, Central Texas residential vice president for Crescent Communities, said their new Rough Hollow neighborhood will be the last gated community on Lake Travis.


The developers broke ground on the 200-acre The Peninsula at Rough Hollow in March and are offering the first 20 lots of the three-phase, 80-lot project to buyers, Dawlett said. The Rough Hollow neighborhood encompasses 1,800 acres total.


The addition of a private entrance to the community required the approval of Lakeway City Council and a change in the city’s future land use plan, Tucker said.


“We were able to work closely with Lakeway to get a gate,” he said.


The community rises to a hilltop and borders Lake Travis, the Rough Hollow Marina and the Hill Country—topography Tucker said presented a challenge when designing the project.

“With some of the land sloping to the water, we had to work carefully to determine where our building pads sit,” he said.


For Dawlett, the challenge was to determine the best mix of lots so as to take the most advantage of the tract’s views, he said.


Dawlett said five of the first 20 lots are sold, and he expects interest from executive buyers to families and empty nesters, including individuals looking for a vacation home. He said the development team is considering adding a small swim deck or private marina as an amenity for the subdivision.


The sites are priced from the upper $200,000s to more than $1 million, he said.


“This is the last undeveloped large parcel on the south shore of Lake Travis. It just presents a unique opportunity to create an incredible community,” Tucker said.
