Lakeway City Council approved an amendment to its 2016 short-term rental regulation Jan. 17 to apply the permitting ordinance to any condominium within city borders, including the Lakeway World of Tennis Condominiums. However, the amendment approved provides that the condominiums will not count toward the limit of 25 total short-term rental permits issued by the city nor its requirement that STRs be located at least 1,000 feet from each other inside Lakeway's boundaries.

Lakeway resident Bill Higgins said he “firmly believes in the use of regulations” for STRs and the key to the success of the regulations is enforcement.

“The third point is to not drive the [STR] market underground, basically to Craigslist or to things that can’t be overseen or governed,” he said.

The ordinance was also amended to define an “adult” as a person age 18 years or older. The provision limits STRs to allowing a maximum of two adults per bedroom.

Council members declined to change the ordinance requirement that limits STR owners to one permit each, exempting those whose condominium ownership is grandfathered before the STR regulations were put into place last year.

The discussion was tabled from the Dec. 19 City Council meeting.

World of Tennis features 16 outdoor tennis courts, with 12 lighted courts, and two climate-controlled indoor courts as well as a fitness facility, locker rooms, snack bar and swimming pool.
