These projects are all in the works in Central Austin. This list is not comprehensive.
The mixed-use redevelopment of the former Highland Mall at 6001 Airport Blvd., Austin, continues with Phase 2 of the Austin Community College Highland campus expansion scheduled to open in spring 2020. Other residential and commercial projects, green spaces and a city office are scheduled to open in the next 18 months.
2. John H. Winters Building
A $445 million multiphase plan to expand the Texas Health and Human Services Commission’s John H. Winters Building at 701 W. 51st St., Austin, began in June. The first phase, a two-building office and parking complex, will open in May 2021.
3. SXSW Center
This 13-story building is under construction at 1400 Lavaca St., Austin, and will open in mid-2019 after topping out in August 2018. Owned by CZ Properties, an entity linked to South by Southwest Conference and Festivals Managing Director Roland Swenson, the building’s top two floors will be occupied by SXSW offices. The ground floor will have retail space; five floors will house parking. SXSW currently operates out of an office at 400 Bowie St., Austin.
4. Arrive East Austin
This 83-room boutique hotel will open at 1817 E. Sixth St., Austin, in early 2019. The site incorporates a 100-year-old warehouse in its design and will also feature two restaurants and retail spaces. It is being built under the Workers Defense Project’s Better Builder Program, which stipulates all construction staff are paid a living wage and protected by safety guidelines.
5. 5th and Brazos
This 32-story, mixed-use development from Minneapolis-based Ryan Companies will open at 501 Brazos St., Austin, in 2021. It will include 323 apartments, hotels from the Thompson and Tommie brands, and more than 8,000 square feet of ground-floor retail.
6. 300 Colorado
Atlanta-based Cousins Properties, Austin-based Riverside Resources and Texas firm Ironwood Real Estate are developing this $175 million office tower at 300 Colorado St., Austin. The joint venture has leased all of the office space in the 300,000-square-foot building to Austin-based oil and gas company Parsley Energy; Del Frisco’s Grille will open a ground-floor restaurant. Construction will be completed in late 2020.
7. Third + Shoal
This 29-story office building with ground-floor retail located at 601 W. Third St., Austin, will open this spring. The developer of the project is Austin-based Cielo Property Group. Tenants will include Facebook and Bank of America.
8. Marriott Austin Downtown
This new 600-room Marriott will open in mid-2020 at 304 E. Cesar Chavez St., Austin. Hotel property-management company White Lodging broke ground on the new 31-story building in January 2018.
9. 70 Rainey
This luxury high-rise condominium at 70 Rainey St., Austin, will open in February after more than two years of construction. The 34-story building includes 164 luxury condos ranging in price from $400,000-$5 million, a 10th-floor amenity deck with an infinity pool and dog park, and a projected green building certification. A ground-level restaurant and second-floor patio bar are also in development.
10. 44 East Avenue
This condo project from real estate developer Intracorp will begin construction in 2020 with an anticipated opening for fall 2022 at 44 East Ave., Austin. The project’s partners include local architecture firm Page, commercial construction company Flintco, engineering firm Big Red Dog, landscape architects dwg., real estate firm Urban Space and the Michael Hsu Office of Architecture.
This 15-story mixed-use building with ground-floor restaurant and retail stores along with 37,000 square feet of office space, will open at 401 S. First St., Austin, in early 2021. The building will be constructed on the site currently occupied by Hooters, which will close.
12. 900 and 1600
PSW Real Estate will bring two mixed-use developments to the Bouldin neighborhood: A. 900, at 900 S. First St., Austin, will open in the second quarter of this year, and B. 1600 at 1600 S. First St., Austin, that will open in 2020. The former is a $42 million, 63-residence condominium project that will include several retailers; the latter will consist of 61 condos, an open plaza and street-level retail.
